  • Ongoing Communication: DMQ Property Management makes every effort to keep you informed about your property, whether you live a few blocks from your rental property or hundreds of miles away.

  • Comprehensive Marketing & Advertising: For each day your property is vacant, that’s money out of your pocket.  Professional management costs are easily offset by shorter vacancy times.  Your property is advertised on high traffic rental and classified websites.  A professional “For Rent” yard sign adds exposure to capture drive-by prospective tenants.
    • ​Prior to marketing and advertising your rental property, our experts also advise you in two important areas: Setting a competitive monthly rental rate based on a comprehensive analysis of property condition, upgrades, school districts, location and access to transportation, and area rental market rates.
    • Getting your home ready to rent faster, to a high-quality tenant, by providing recommendations and guidance on how to make your property rent-ready.

  • Thorough Tenant Screening & Selection: Placing the wrong tenant can quickly cost you what you save by managing a property yourself. Every tenant application is evaluated based on credit, criminal background, sex offender registry (where allowed by law), employment verification and residency/rental history. Our thorough screening complies with all applicable laws, including Fair Housing and Fair Credit Reporting Act.
    • When we have found a qualified tenant we schedule lease signing and a move-in condition assessment with the approved tenant.

  • Full-Service Leasing: We manage the lease signing with the approved tenant, using the state-approved Real Estate association prepared lease, and ensure that all proper contracts are executed correctly.  At the same time, rents, deposits and any fees are collected in accordance with local legal and financial regulations.  We also provide professional tenant education at lease signing. Finally, the leasing agent and approved tenant conduct a walk-through to document conditions.  This important walk-through assists in accurately assessing any changes in conditions when the tenant moves out.

  • Timely Rent Collection: Nothing affects your cash flow more than late or missing rent payments. We collect the rent every month and deposit it into your account expeditiously or, of course, we can arrange for rent to be direct deposited from tenant to landlord. Our collection processes are professional but tough, and we are extremely diligent in collecting rent through a systematic, timely process.
    • Tenants are offered a variety of ways to pay rent and incentives for paying rent on time, so you can get your money as quickly as possible. In addition, we treat each tenant respectfully and fairly, as a positive relationship with a tenant leads to timely rent payments as well as better care for your property.

  • Regular Evaluations: Professional evaluations of your property both inside and out are beneficial to ensure tenants are complying with the terms of their lease and to assess property conditions. DMQ Property Management conducts move-in, periodic, and move-out evaluations. Documentation and photographs from these evaluations assist in determining needed maintenance and repairs to maintain your home’s value and avoid unexpected costs if left unattended. Evaluations also assist in resolving tenant issues that may potentially arise in the future.​

  • Cost-Effective, Reliable Maintenace: Maintenance is a necessary expense when owning a rental property, and the return on your investment can be significantly impacted without timely, cost-effective repairs and upkeep. DMQ Property Management has an extensive network of contractors, vendors and in-house staff to handle property maintenance and repairs. In addition, our exclusive partnerships with national and local vendors provide the professional level of service to our clients and customers that has come to be expected.

  • Vacant Home Management: Weekly inspections and system control. A comprehensive checklist is customized for your home and grounds. All mechanicals are monitored and inspected. Particular attention given to thermostat levels and utilities including oil inventories if applicable.
